Our valuation is grounded in evidence, not in winning the instruction. We will tell you what the property is genuinely worth, what comparable homes have actually sold for, and what we believe a serious buyer will pay — even when that's lower than another agent has quoted.
All of our agreed marketing — professional photography, floorplans, portal listings, accompanied viewings, sales progression and a senior-led negotiation — is included in our standard fee. There are no extras unless you specifically request something bespoke.
We work on standard 12-week sole-agency terms. If we haven't found you a buyer in that window, you're free to leave or instruct another agent.
Generally we don't, because we believe a single, accountable agent works harder for you. We're happy to discuss exceptions for specific circumstances.
